Reflecting on 2024 with Gratitude and Optimism
As 2024 comes to a close, I’m reminded of the unique challenges and opportunities this year brought. While many hoped for a more significant drop in interest rates, the Federal Reserve’s delays and modest cuts kept 30-year conventional mortgage rates between the mid-7s to mid-6’s (currently 6.875% to 7.125% depending on mortgage balance). This tempered the typically fast-paced spring market and brought a more measured rhythm to the fall.
Even so, Seattle and King County’s real estate market demonstrated resilience. In select neighborhoods and price ranges, high demand and limited inventory kept things moving. Through it all, I’ve been privileged to help my clients navigate their personal real estate journeys — a role that continues to bring me joy, even amidst the challenges.

2024 Mid-Year Review from Tamara

Hello! It seems impossible that we are already in mid-July and in the throws of summer weather that we often don’t experience in Seattle.
We have had an interesting year so far. The tease and promise of the Federal Reserve lowering the interest rate didn’t happen and mortgage rates were stubborn — staying in the mid 7% range and headed towards 8% in March. This tempered our usual spring frenetic market.
The number of houses for sale was well below the ten-year average, so the best houses in the price range where the majority of home buyers are searching can still be quite competitive. But some other markets — specifically high-end in-city homes and downtown condos are suffering through longer market times and waning prices.
What does the prediction for fall of 2024 look like? The inflation numbers, jobs numbers and mortgage rates, as well as political headwins will be watched closely by all. We all await some evidence of momentum and I believe that we’ll see a market poised for higher activity the moment significant interest rate reductions occur.

The number of houses for sale were well below the ten-year average. The interest rates rose and peaked in October, finally coming down to mid to low-6’s late December.

In May for example, new listings were 32% below the ten-year average. The interest rate hikes of 2022 peaked in October and have been in the mid to high 6’s this year — the new norm for buyers. And in spite of all the headlines, well-priced homes can still fetch more than one offer and sell for over asking price. 2022 — Journey to (a new) Normal

Time to celebrate the past year as we prepare for 2023. THANK YOU to all of you who allowed me to accompany you on your journey of purchasing and/or selling your home. And I also greatly appreciate those of you who referred me clients. It is the greatest compliment to receive referrals of your friends and family.
Our 2022 Seattle real estate market provided plenty of stories with twists and turns and some dramatic pivots. While sensational headlines may be causing worry and confusion, I believe this market is returning to a new normal after an all-too-frenetic couple of years. Yes interest rates have risen but are already declining this month based on some recent economic indicators. The real estate market is not dying; however it may be pausing in some segments. My prediction is opportunities will exist for sellers to achieve solid prices and buyers will be able to purchase a home possibly with less competition.

It’s Been a Year — Bring on 2022!

We may be ready to wave goodbye to 2021 but first here’s a brief look back. You may have participated in the story of 2021 — single family residential real estate in Seattle and all King County communities saw escalating prices never seen before. During the peak of this frenetic market Buyers struggled to access houses, submit offers quickly and witnessed “early offers” as a common tactic. High demand will carry us into the first quarter 2022…with very low inventory! It will keep me on my toes.
For those of you focused on condominiums, that market saw different patterns as it sought to find recovery from a challenging pandemic market in 2020. A steady increase in sales in the affordable/first-time buyer category as well as the luxury condominium market suggests demand is back.

Year-to-Date 2021 Activity

The year 2021 has been a dramatic story with sales of single family residential real estate in Seattle and all King County communities off to a blazing start. During the peak of this frenetic market Buyers struggled to access houses and submit offers on the deadlines and “early offers” became a common tactic. The condominium market saw different patterns as it sought to find recovery from a challenging pandemic market in 2020. However, there has been a steady increase in sales in the lower-end/first-time buyer category as well as the luxury condominium market. As we begin July, a market shift is apparent and it reminds us all to be prepared for changes and pivot accordingly.
May the pandemic era in 2021 bring you hope for ways to cope with our new reality as we strive for economic recovery, some sort of normalcy, less masking requirements, and full vaccination rates to tackle the Delta, Gamma and other COVID-19 variants that we may be facing. A Look Back at 2020

A Look at 2020 So Far…

The year 2020 will be seared into our memories forever. Seattle-area real estate sales were off to a blazing start and then our lives took a dramatic turn with the declaration of a pandemic and the Stay Home, Stay Healthy order. I know all of you will have stories to tell about how these past four months have changed and challenged you.
Surprisingly, after a pause in late March and early April, the market showed great resilience in the single family homes category and currently multiple offers are a frequent happening in many neighborhoods and price ranges due to high demand, low inventory and amazing interest rates. The condominium market has seen more volitle swings with the more recent protests adding a multiplier effect on the slowdown of condos in downtown Seattle and other in-city neighborhoods.
So many factors including stock market volatility, employment changes, trade war fears, elections, home schooling and buyer and seller’s emotional responses to all of the above is making for an unpredictable year so far.

A Look Back at 2019

The 2019 real estate market delivered great variety from fast-paced, frenetic behavior to slow downs in some segments. Multiple offers subsided in the fall and buyers seized opportunities not experienced in several years, particularly in the condominium market. Many factors including stock market volatility due to trade war fears, elections, and buyer’s emotional responses made it an interesting and busy year!
